MAXIMIZING

 SKILL @ CREATIVITY # VISIONN

 IN SONOMA COUNTY

My Husband, our 2 Sons and I came to Sonoma County in 2001.

We had just spent the last 10 years in employment that provided our housing.

During that time we missed out on the rise of home values

and wanted to re-establish our selves as home owners.

With a limited amount of $$ we bought what we could afford

 and it was not......... PRETTY!

740 SQUARE FEET OF 100% NEGLECTED STRUCTURE

Every day after work and most week ends, we came home to our 2nd job.

For the following 19 months, our 5th wheel became “Home Sweet Home”

The house sloped 9 inches down hill, so we leveled it up and rebuilt the outer wall.

We also rebuilt the

front wall of the house. Replacing and relocating the front door.

We removed two small existing

windows and installed one large recycled 100 year old window.

This provided a tremendous amount of light and access to the beautiful view.

Now it was time to remove the sag in the roof. Because of the sag, the walls were falling away and we needed to pull them in. As you can see we used a center post to lift the roof in place.

Then used a “come along” to inch the walls in. The truss was secured in place.

When the “come along” was released, the walls set into plum position.

Pictured is the completed truss.

Note: The Sonoma County Permit hanging on the wall.

You

MUST

obtain a permit before undertaking any building or remodeling project

in Sonoma County.

We used white washed Toung and Groove pine on the ceiling. The existing wood walls were very dark, so we decided to lighten up the interior with a very soft hue of green/grey paint color, Tree Branch by Martha Stewart. This gave the cabin a larger feel and a sense of peacefulness.

The windows shown here, were also part of the collection of recycled windows we acquired. Originally a very small window was in it’s place.

The evening sunsets, rain, thunder and lighting storms, and singing birds in the spring time, were thoroughly enjoyed through these windows

This truck load of raw rough sawn Doug Fir became our floors for the entire house.

WHAT A JOB!

Every board was handled up to 15 times each. The process was to run each board through the planer, both sides, to create a very smooth  surface. Next each board needed to have a toung and groove so that the flooring would fit snug.

We hand picked stone with warm, rich colors to bring natures beauty indoors.

These stones became the hearth for the wood burning stove. My husband enjoyed this project the most as it took him back to his early years as a mason.

Using natural materials and recycled items was our opportunity to exercise Green Building.

Listed are some of the products we used

·         Hardy Plank siding

·         Doug Fir flooring

·         Natural stone

·         Recycled windows

·         Recycled kitchen sink

·         Wood and hardware, purchased locally

·         Energy efficient wood burning stove

JOB COMPLETE!

Removing the small window and replacing it with the two windows made all the difference in this room. It became my favorite room.

We enjoyed living in this home for 1 year.

Home prices sky rocketed in Sonoma County the entire time we were working on this house and the market value more than doubled.

We decided to equity from this home and invest in

Another 100%, completely neglected, 1,800 sq. full of potential fixer upper  We could not resist the urge to do it all over again!

Because its just too........
